How do I qualify?

All income sources must be verifiable.

• Monthly household income must be three (3) times monthly rent.

• Two (2) most recent paystubs must be provided if you are a W2 employee.

• Self-employed applicants must produce most recent tax return and/or 1099.

• Child support is not an acceptable income source.

• New employment letters may be provided, IF we can confirm with employer over the phone.

• At this time, we do not accept section 8 as a form of income.

A criminal history will be obtained on all applicants.

• Must not contain any felony conviction(s) resulting in bodily harm or intentional damage/destruction of property.

• Must not contain conviction(s) for any sexual related offense.

Rental history must be verifiable (within the last 3 years preferred).

• Current and previous landlords will be contacted to verify tenancy.

• Must be in good standing with landlords (past & present).

• Must NOT owe any Landlords any monies.

• Must NOT have any evictions filed against you (regardless of resolution).

A credit report will be obtained on all applicants.

• No repossessions with the last 5 years.

• No bankruptcies.

• Medical collections are not considered in application.

Not all of our properties permit pets. You must verify the pet policy regarding the applicable property.

• IF pets are permitted at the applicable property, pet deposits and monthly increase in rent will apply.

• IF pets are permitted at the applicable property, two (2) pets maximum are allowed.

• The non-refundable pet deposit is $500.

• Monthly increase in rent for one (1) pet will be $20 and for two (2) will be $30.

• IF pets are permitted at the applicable property, a color photo of the pet(s) are required with application. This includes service animals.

• NO pets over 45 pounds permitted.

• Breed restrictions do not apply, however, pet owner is responsible for their pet at all times.
